Most homeowners are unaware that their roof has a warranty until they experience problems with their roof. Many are also surprised to learn that warranties are often transferable to new homeowners. However, there are some stipulations that must be met in order for the warranty to be valid. In this article, we will discuss everything you need to know about roof warranties and transfers.

The first thing you should know is that most major roofing manufacturers offer warranties on their products. For instance, GAF and Owens Corning are two of the most popular brands in the United States. These companies offer different types of warranties, but they all essentially cover the same thing: defects in materials and workmanship.

Who Is Covered On A Roof Warranty

The original homeowner is always covered by the warranty. In most cases, the warranty is also transferable to new homeowners. However, there are some stipulations that need to be met, more on that later.

What Is Covered On A Roof Warranty

Warranties typically cover defects in materials and workmanship. This means that if your roof leaks, the manufacturer will either repair or replace the defective materials. Labor charges are handled by the installer.

Warranty Registration

In order for the warranty to be valid, you must register your roof within a certain time frame. For instance, GAF requires that you register your roof within 60 days of installation. Owens Corning requires registration within 30 days. 

Transferring a Roof Warranty

In most cases, roof warranties are transferable to new homeowners. The process and requirements are slightly different between manufacturers but here are the most common stipulations that must be met in order to execute the transfer successfully.

Transfer Deadlines

Most warranties have a deadline for transfer. For instance, GAF requires that you notify them of the transfer within 60 days of the sale of the home. Owens Corning has a 30-day window. If you miss the deadline, the warranty is void.

Proof of Homeownership

The new homeowner must provide proof of ownership to the manufacturer. This is typically done by providing a copy of the sales contract or deed.

Proof of Installation

The new homeowner must also provide proof that the roof was installed by a certified installer. This can be done by providing a copy of the invoice or work order from the installation company. Hopefully, the previous homeowner kept the original contract given to them by the installer.
